03 User Accounts & Responsibilities

To access specialized platform functions, you may be required to register an account. By doing so, you guarantee your commitment to the following protocols:

  • Data Integrity: Provide completely accurate, updated, and legitimate personal or corporate details.
  • Credential Control: Securely maintain profile passwords, OTP keys, and prevent unauthorized access.
  • Absolute Liability: Accept complete operational responsibility for all actions and engagements executed under your user credentials.

04 Property Listings Policy

Any builder, independent seller, agent, or landlord submitting a property listing represents and warrants that they hold the lawful authority, explicit permissions, or ownership deeds required to market the asset. Content must be visually accurate, free from deceptive pricing, and comply fully with local statutory laws, including the Real Estate (Regulation and Development) Act (RERA) standards where applicable.

05 Communications Consent

By interacting with our services or voluntarily submitting contact data points, you grant explicit authorization to Cent & Acres and its verified builder network to reach you via multi-channel mediums. This includes **automated or transactional email systems, direct SMS messages, telephonic voice calls, WhatsApp Business messages,** and contextual localized system notifications regarding matching property inventories.

06 Meta & Third-Party Integrations

To maximize search convenience, our ecosystem integrates programmatic services provided by Meta Platforms, Inc., including WhatsApp Business APIs, Facebook Login authentication nodes, Instagram data shares, and custom Meta Pixel ad marketing targets. Your engagement across these touchpoints is inherently subject to respective third-party privacy frameworks.

07 Prohibited Conduct

To keep our community transparent and trustworthy, users are strictly barred from the following actions:

Misrepresenting ownership details
Identity theft or impersonation
Scraping code or text databases

08 Lead Generation Disclaimer

While Cent & Acres utilizes state-of-the-art targeting strategies to connect parties, we cannot guarantee end-user conversion rates, client intent authenticity, individual transaction closures, or absolute precision inside external property-seeker conversations. All site engagements represent un-guaranteed B2B or B2C network marketing leads.

09 Payments & Refunds

Premium ad spaces, subscription models, and project promotion plans operate under transparent itemized pricing metrics. Unless stated in standard service level agreements, all premium service fees are inherently non-refundable.

10 Intellectual Property

All interface software code, dynamic database matrix configurations, vector layouts, unique property descriptions, and trademarked iconography belong outright to Cent & Acres or its authorized brand partners.

11 Warranties Clause

All network operations and informational records are provisioned exclusively on an "as is" and "as available" foundation, devoid of implicit structural warranties or transactional accuracy promises.

12 Limitation of Liability

Under no statutory legal grounds shall Cent & Acres be held financially or legally accountable for indirect operational damages, lost localized profits, unforeseen site down-times, or individual property transactional disputes.

13 Suspension Protocols

We actively reserve all rights to immediately restrict, freeze, or terminate user profile systems displaying elements of bad faith activity, fraudulent listing spam, or systematic regulatory infractions.

14 Governing Law

These agreements follow the sovereign judicial laws of India. Any irreconcilable property platform disputes fall exclusively under the judicial systems of Chennai, Tamil Nadu.
